Colour-enhancing sealers can dramatically improve the appearance of natural stone in Vancouver, but they're not always necessary and come with important maintenance considerations in our wet climate.
Natural stone like flagstone, slate, and granite often looks much richer and more vibrant when wet — colour-enhancing sealers essentially recreate that "wet look" permanently. In Vancouver's marine climate where natural stone can appear dull and washed-out during our long dry summers, a quality enhancing sealer brings out the stone's natural colour depth, veining, and character that attracted you to the material in the first place.
The benefits are significant for the right applications. Colour-enhancing sealers work particularly well on porous stones like sandstone, limestone, and some slate varieties that tend to look flat when dry. They also help protect the stone from staining — important for outdoor dining areas, pool decks, or high-traffic walkways where spills are common. In Vancouver's humid conditions, enhancing sealers can also help resist moss and algae growth by creating a less hospitable surface for organic growth to establish.
However, Metro Vancouver's climate creates unique challenges for sealed natural stone. Our 1,200mm+ annual rainfall and persistent humidity mean sealed surfaces stay wet longer, can develop a slippery film during the October-to-March rainy season, and may show water spots more readily than unsealed stone. Application timing is critical in Vancouver. Natural stone must be completely clean, dry, and free of efflorescence before sealing. You need a minimum 48-hour dry weather window — ideally longer — which can be challenging to find between October and March. When to hire a professional: Sealer application looks simple but requires perfect surface preparation, proper product selection for your specific stone type, and precise application technique. Poor sealer application creates a blotchy, artificial appearance that's expensive to fix. For natural stone installations over 200 square feet or high-value stones, professional application is worth the investment.
